Drive any street in Brandon, Riverview, Pinellas Park, or Countryside and nearly every roof is asphalt shingle. What is under the shingle matters more

Two shingle roofs can look the same from the street and be different roofs.

  • Architectural (dimensional) shingle versus three-tab: the architectural shingle is heavier, rated for higher wind, and carries a longer manufacturer warranty; three-tab is what builders used in Riverview and Brandon in the 2000s and what is being replaced now.
  • The wind rating on the bundle: shingles are classified by test standard for wind; the contractor matches the product and the nailing pattern to the site's design wind speed (145 mph across Pinellas County; the Florida Building Code map in Hillsborough).
  • The secondary water barrier: a self-adhered underlayment that keeps water out when shingles lift, required on re-roofs under the Florida Building Code since the 2022 changes and one of the four items on the wind-mitigation form.
  • Nailing: six nails per shingle in the high-wind pattern, not four, and a photo of the deck nailing before the underlayment goes down for the wind-mitigation inspector.
  • Ridge vent, pipe boots, drip edge, and starter strip as new parts; a starter strip with its own seal is what keeps the eave course from lifting first.

The insurance lines

Florida Statute 627.7011(5): under 15 years, roof age alone cannot be the reason an insurer refuses to write or renew; at 15 or older, an inspection showing at least five years of remaining life blocks a roof-age refusal. Citizens adds a documentation rule at 25 years for shingle. A shingle roof, in other words, has a clock the insurer can read from the permit date. Keep the permit and the final inspection; the next insurer and the next buyer will ask.

Repair or replace

A slope of wind-lifted shingles on a 10-year-old roof is a repair. Granule loss you can see from the driveway, curling tabs, and exposed mat on a 20-year-old roof is a replacement, and the 25% rule (Statute 553.844) will push a large repair there anyway unless the roof was installed since March 2009. The contractor should say which, and why, in writing.
