Roof leak repair in Tampa Bay

Ceiling stain, a drip in the afternoon storm, water at a vent or a wall? Get connected with a Florida-licensed roofing contractor in Hillsborough or Pinellas who finds where the water gets in and repairs it.

A leak rarely shows where the water gets in. Rain enters at a lifted shingle, an opened flashing, a cracked pipe boot, or a worn valley, runs down the underlayment, and drips off a nail or a truss somewhere else. The stain in the hallway can be from a vent ten feet up the slope. Around Tampa Bay the usual cause since 2024 is a shingle that Milton lifted and did not remove: the seal strip broke, the tab lies flat again in calm weather, and it lifts in every wind-driven rain.

Call and get connected with an independent local roofing contractor. Describe what you see and when it happens (only in wind, only in long rain, every rain); the contractor calls you back to schedule the visit.

Where Tampa Bay roofs leak

The same few spots fail first on roofs around the bay.

  • Wind-lifted shingles with broken seal strips after a storm: dry in ordinary rain, leaking in wind-driven rain.
  • Pipe boots: the rubber collar around plumbing vents cracks after 10 to 15 years of Florida sun. It is the single most common leak on a shingle roof and one of the cheapest repairs.
  • Flashing at walls, chimneys, and skylights that has separated, rusted, or been caulked one too many times.
  • Valleys where two slopes meet: debris under the oak canopy in Carrollwood and Seminole Heights, rusted valley metal on older roofs.
  • The transition where a flat or low-slope addition meets the pitched roof, on the 1950s and 1960s houses of St. Petersburg, Largo, and Pinellas Park.
  • Tile roofs in South Tampa and Snell Isle: the underlayment beneath the tile does the waterproofing and ages out at roughly 25 to 30 years while the tile looks fine.

What the contractor does

A leak visit means walking the roof, checking the attic side for the entry point, and testing with a hose when the source is not obvious. The repair may be a boot and a few shingles, a section of flashing, or a re-laid valley. Ask for photos of what was found and what was done; they are what an insurer wants if the leak turns into a claim, and what a buyer wants later.

If the contractor finds the underlayment gone across a whole slope, the conversation changes to a repair-versus-replacement one, and the 25% rule decides part of it.

Repairs and permits

Whether a repair needs a permit depends on where you are and how much roof is involved. The City of St. Petersburg excludes roofing from its no-permit exemption entirely; Hillsborough County, Tampa, Clearwater, Largo, and Pinellas Park each have their own thresholds. The contractor who works your area knows the desk; ask them which applies before the work starts, and expect a permit for anything that replaces a section.
